The New Winds Housing project in Florence, Oregon was completed in the fall of 2007.
This project is a new apartment complex for low-income adults with severe persistent mental disabilities. Some of its features include: 17 one-bedroom apartments, 1 two-bedroom manager’s unit, shared community spaces, and an administrative office.

The living units are designed around three interior courts. The common spaces encourage interaction and camaraderie among the residents in a safe and controlled environment. Located near the main entry, the manager’s apartment and office allows the building manager to inconspicuously supervise the safety of the residents.

With a strong view towards sustainable and green design, a stormwater infiltration basin was built to treat all of the on-site water, including the parking lot run-off. Additionally, the windows in the common spaces allow for cross-ventilation and thus, passive cooling of the building. We also used Marmoleum rather than vinyl in the bathrooms and kitchens and low-VOC paint.

This project was part of a State of Oregon RFP which HACSA was awarded, and it came to us with the schematic design of the building already completed. Our role was to complete the drawings, from design development through construction documents, without substantially changing the original design. We worked with HACSA through the construction administration phase.
